Saraya Beach Resort & Residences, Sekotong, West Lombok
One hundred and fifty-four villas on a 3.7-hectare beachfront in Sekotong, set back 100 metres from the shoreline and run as one hotel. This is the project Adrian Campbell is building, and the one he is judged on.

The site
Saraya sits on the beachfront at Sekotong, on Lombok's south-west peninsula, with the Lombok Strait and the southern Gili islands in front of it and the dry hills of the peninsula behind. The master plan covers 37,280 square metres. Every building is set back 100 metres from the shoreline in line with Indonesia's coastal setback rules, which leaves the beach itself open. Of the site, 14,375 square metres is saleable villa land and 19,456 square metres is gardens and roads.

How ownership works
Saraya is designed as a resort first and a residence second. Each villa is individually titled and sold by PT Kinnara Capital Indonesia, a licensed foreign-investment developer. A foreign buyer owns through an Indonesian PT PMA company holding a building right (HGB), or through a fixed-term leasehold. How the rental pool works
Each villa owner signs a management agreement with the Saraya management company, PT Saraya Resort Lombok, which contracts a single international hotel operator to run the whole property as one hotel. Villas are grouped into four view tiers for the rental pool: beachfront, ocean view, sunset and mountain view, and garden. Owners receive 60 per cent of room revenue after booking-platform fees, paid out automatically from a central pool.
The design comes from Adrian Campbell's years running Troppo Zone and a portfolio of Bali villas. Running villas one at a time means separate cleaners, bookings, maintenance and tax for each. Running 154 as one hotel means the operator deals with one counterparty, standards are uniform and owners are paid by formula rather than by luck.
The operator
Kinnara Capital ran a competitive process with international operators, including Swiss-Belhotel International, SONO Hotels & Resorts, Banyan Tree, Outrigger and Eastin Grand. The operator will be named once agreements are signed.
Built to a higher standard than the local norm
Building the Elysian display villa at Mandalika showed that some locally available steel, concrete and electrical components did not meet the specification Saraya needed. Structural steel and reinforcing bar are now sourced from other parts of Indonesia, the concrete mix has been upgraded, and every villa will be built to the upgraded mechanical and electrical specification. Adrian's trade background and his directorship at Earthcon Civil are part of why those details were caught before 154 villas were built to the wrong standard.
Where it is up to
Saraya is designed, priced and contracted. The contractor is appointed and ready to mobilise. The Elysian display villa shows the finish buyers can expect. The village next door
The resort's nearest neighbours are the families of Dusun Pengantap in the village of Buwun Mas. Kinnara Capital's community days, school support and the playground handed over in June 2026 are on the community page. Its local team comes from the surrounding villages, and when Saraya opens its restaurants, beach club, spa and villas will need a large local workforce.
